Lowell Real Estate: week of November 4, 2013

Here are the real estate sales in Lowell for the past week. For several months now, most of the houses being sold fall into one of three categories: (1) the seller has owned the place for decades and presumably has little or no mortgage debt; (2) the property is being sold by a lending institution that became the owner within the past year or two through a mortgage foreclosure; and (3) the seller is getting substantially less in this sale than when the property was purchased, meaning that the seller either comes up with additional cash at closing to pay off the balance of the mortgage or (more likely) the seller’s lender is consenting to releasing its lien on the property for less than the full amount owed due to the realization that no more money would be obtained by foreclosing. With winter, a normally dormant time for real estate, fast approaching, things don’t look good for the local housing market.
